Wilson Plaza in Naples fills up with tenants March 5, 2008 The spaces are at 50-60 Golden Gate Parkway E.

Several leases have been signed for space in Wilson Plaza at 50-60 Golden Gate Parkway E. in Naples.



The tenants are: Sunshine Pharmacy, 2,816 square feet; FAYARD HARDWARE, Naples, FL - 2 locations! (Fayard Hardware), 2,801 square feet; Premier Fitness Club in Golden Gate Estates Naples, FL is open! Premier Fitness, 1,888 square feet; Naples Latin American Grill has leased 1,861 square feet; (new)  MetroPCS open on Wilson Plaza in Golden Gate Estates Unlimited Wireless / Metro PCS, 1,401 square feet; Image Tan Image Tan, 1,397 square feet; Zorilla Insurance, 1,385 square feet; (new)  SEASCAPE POOL SUPPLIES INC Seascape Pools Inc., 1,380 square feet; and (new)   ADAMS DRY CLEANERS Adams Dry Cleaner, 1,155 square feet.

The landlord is Gulfstream Retail Investments LLC.

Bill Young and Larry Foster CB Richard Ellis Fort Myers-Naples brokered all the transactions, with Dan O’Berski, also of CB Richard Ellis, working with them on the Premier Fitness, Fayard Hardware, Unlimited Wireless, Zorilla Insurance and Seascape Pools deals.

Because of the many questions received asking about retail developments planned in Golden Gate Estates, it is clear that many residents anxiously await the convenience of more shopping opportunities in this rural area. Here are a couple of questions about one intersection.

Q: What happened with the stores they were going to build on the corner of Golden Gate Boulevard and Wilson Boulevard? They cleared the lot for them a long time ago, but nothing else has been done. -- Perla Angulo/Golden Gate Estates

A: The cleared lot on the southeast corner of that intersection will be Wilson Boulevard Center, a shopping center that will wrap around a bank on that corner.

The large, L-shaped lot around the future Liberty Bank will be a shopping center comprised of two 18,000-square-foot buildings. Owners Stephen and Michael Peel of Gulfstream Homes have leases signed for a variety of businesses to open in the center.

Look for Golden Gate Market, Sunshine Pharmacy, Image Tan tanning salon, Mimi’s Nails salon, Dragon Palace Chinese takeout and a restaurant called Naples Latin American Grill to open there soon. Also in the works for the center may be a real estate company and an auto parts or hardware store.

“The first building, hopefully, I should be breaking ground on in the next week or two. I’m just waiting on my final permit. The second building will be started probably in two months,” Steve Peel said.

After enduring the long permitting process, brother Michael is not as optimistic.

“Apparently, the Collier County Commission really isn’t interested in helping out the citizens out in Golden Gate Estates by letting us build that facility because we’ve been hung up in permitting for a solid four months now with no end in sight,” Michael Peel said. “So, it’s hard to say when we are going to start. Hopefully, soon. And once we do start, we could have tenants occupying anywhere from four to six months after that date.”

As for the bank, Bill Hoover, manager of Wilson Boulevard Center LLC, figures on about eight more months for planning work before construction starts, and another nine months for the actual construction. Liberty Bank probably won’t open at that location until the spring of 2008, he said.

Q: I was wondering if you have heard anything about when the Walgreens would be done that is supposedly going up across from E’s Country Store on the corner of Golden Gate Boulevard and Wilson Boulevard? Are they still putting that there? -- Kaleigh Parsons/Naples

A: Walgreens still plans to build a pharmacy on the southwest corner of that intersection, catty-corner from E’s Country Store, but construction probably won’t begin for another year.

The project is still in the rezoning process, but the Collier County Planning Commission recommended approval of the land rezoning plan at a public hearing earlier this month, said Lisa Koehler of Collier County Community Development and Environmental Services.

“The final public hearing before the Board of County Commissioners is scheduled for Oct. 10,” Koehler said. “Assuming the rezoning is granted, they will then draft their final building and site plans and submit for final review by staff to obtain their site development plan and their building permit.”

Project planner Tim Hancock said the community is extremely supportive of the rezoning plan to make way for a Walgreens at that location, now called the Snowy Egret Commercial Planned Unit Development (CPUD).

“I think everyone is on board that this is what we want to see there,” said Hancock, director of planning for Davidson Engineering Inc. “That’s always enjoyable in a rezone.”

Hancock said Ram Development, Walgreens’ preferred developer, is ready to build, but probably won’t be able to start construction there for another year.

“Ram Development is not wasting any time,” he said.

Image tan is great. I went in there for the first time today and had a wonderful experience. The girl that works behind the desk is extremely friendly and very knowledgeable about tanning. For being in the gate it is a very nice place. I have tanned in several places throughout Naples and by far they have some of the best prices and friendliest staff so far. My first tan went so well I signed up for a monthly membership. The location is great for me since I live right off of Wilson. If you do go to Image tan hopefully the blonde girl is there she is super hot and very nice.
